Our procedures are simple and the standard practice in Italy. After the careful study of the business plan, the NDA is endorsed for confidentiality; a term sheet is prepared by our attorney and sent to you (the Client) for endorsement and return. Once it is returned having being signed, we are assured of having a contract between you (the client) and our Establishment. The term sheet is also the contract where the terms of the loan are stated. At the full endorsement of the term sheet, it is sent to the insurance company, because the only collateral required for all our funding's are insurance surety bonds. Hence we always request for the insurance surety bond as collateral because we always want them to cover the risk associated with all our funding's between the lender and the borrower. We are safer with insurance surety bonds as collateral than any other collateral offered by our clients. This process takes between 3 days-1 week depending on the response of the client to all the requirements for the process to be concluded. If our offer interests you, we will be looking forward to receiving a letter of intent to enable us to send you loan funding terms and conditions, application form, and the funding commitment letter to also sign for the processing of the loan funding.

Financing is possible for:

Entrepreneurs who completely transform an existing building, divide the cadastral and then rent or sell. Financing from purchase up to and including realization can be arranged including a construction depot.

Developers who realize a new-build project. In this situation too, financing is realized from the purchase of the land up to and including the completion, so including building depot
Transformation of, for example, an office or retail space into homes intended for rental or sale. Even if the building permit has not yet been issued, there are financing options!

Funding/Transfer

Funding will take approximately 3 banking days from the day the client present the insurance surety bond certificate. All clients must come to our head office for closure and fund release, where all the documents are notarized and legalized, fund transfer will be done in their presence, unless waived in case of inability for client to travel and agreed by both Verbeek Financier and the Client.

A lease to realize a dream: the first home
Leasing Prima Casa is similar to a first home loan : with an initial fee, lighter monthly installments, offset by a final installment if you decide to redeem the property. The residential lease is advantages to young people who wish to purchase a home.
The main advantages are the first home tax relief for those who have a total income not exceeding 55 thousand euros gross. If you are under 35 you can deduct 19% of the financial lease fee up to a maximum of 8,000 euros per year, and 19% of the final redemption price up to a maximum of 20,000 euros.
If you are over 35 you can enjoy the same discounts at a 50% discount.
